Comment: The inspection of the built-in ceramic shower stall in the master bathroom was limited. Correct installation of moisture resistant barriers behind ceramic tile walls and underneath shower pan could not be visually inspected. A shower pan test was performed by plugging the drain and allowing 1 inch of water to rest in the bottom of the shower pan for one hour. It appears the pan is leaking due to the water found beneath the carpet in the master closet. The wood flooring in the hall closet appears to have moisture stains also. The washing machine drain line is ran through the garage store room and terminates to the exterior of the home. All waste water should be diverted to the sewer system and should not be discharged on the ground. The original drain line in the wall behind the washer has been closed off. This could indicate a problem with the drain.
