Completed in Fall of 2007, we tore down the existing structure and worked with The Department of Development of the City of Seattle to grandfather in the existing non-conforming footprint, maximizing the possible square footage on the lot. The lot has a slight grade of just 10%, but that's enough to give us three floors, including a livable daylight basement that walks out onto an enclosed garden area. Additionally, decks on both floors allow for the owners to enjoy the outdoors while inside.
