Keith was knowledgeable and pleasant to work with. He showed up on time which was a big plus since we were coming from out of town. He eased our mind about fears of a serious structural problem. The only reason I did not give him five stars is because, as a professional, there should have been a contract or invoice for me to sign before the inspection. There was neither, so when I paid him I had nothing to show and he had my check. Although I received letters of their findings, I still had to call to ask for an invoice. If a home inspector comes to inspect your home, you usually have to sign something before they start as should be the case.

I was called back immediately, scheduled visit by engineer next day, followup in 2 days. Seemed friendly, competent, and professional. Signed prelim.contract to start immed.as time was of essence-gave deposit for 1/2 fee- architect to measure in next few days, then.......I heard nothing for several weeks, after which I called office who seemed unsure who I was, but did send someone to measure and discuss job within a week.
It's now been weeks. Engineer responded after 6 days of calling office every day, assured he would get message. Engineer told I would have preliminary plans by last Friday to start bidding- architect promised to email

Suncoast took my money and did not deliver the service promised. The owner Keith Burnett has not kept his word to this date, he said that I would get a seal report of the damaged items we discussed and he looked at, at my home. I sent him a copy of a engineers report from the opposing company, and he sent me a report back saying that they did a good job on their report. I payed him360.00 my own written report to be written and sealed, not for him to tell me their report was good. He took advantage of me by taking my money and giving me my report that I paid for. As far as I'm concern they have no rating. I only put 1 star because I had to.

Price very reasonable. A draftsman unfamiliar with the codes for commercial building did the work. My contractor after seeing the plans and having already paid for the services had his architect emaill the correct codes to Suncoast. Suncoast did revise the plans at no extra cost, but all this took time.
They were very nice, but why take on a job without knowing building codes.

I'm a little disappointed with the effort and time spent for a substantial 2-hour minimum charge. The engineer just glanced into the attic through the opening and made a determination that an interior wall was a load baring (sp?) wall. Maybe it is, but I'm just not convinced with a two minute glance through the attic opening and nothing else to substantiate it. I felt a little taken on this one, but to be fare maybe I got what I was asking for.

I used Suncoast Architecture and found that Keith Burnett was personable and most importantly, knowledgeable.
He recommended a solution that is less costly than the association had envisioned. I would recommend him to others in need of a structural engineer.

They showed up on time and assessed my project. I am just waiting on a follow up report that shows which walls are load bearig. I will use them again to plan out other projects in the future.
