A true independent inspector will be working for you the client 100% and not the selling agent or anyone else. There is a potential conflict of interest when hiring an inspector that has been referred by a broker/agent. Many times these inspectors are working for the agent and will try to soften or overlook problems in a home to supposedly make it easier for the agent to sell the home. Larry Lake is currently the only Qualified Independent Home Inspector in this area, a certified member of the National Association of Home Inspectors (NACHI). Larry is also a member of the Independent Home Inspectors of North America (IHINA), I have signed a pledge with (IHINA) that I will not solicit realtors for referrals. This is what makes me truly independent. I pride myself in working 100% for the buyer not the selling agent, most inspectors will go easy on inspections to make the realtors happy, so the inspectors will get referrals. It is important to note that as of July 1, 2003 it has been mandatory that all home inspectors in the state of Oklahoma be licensed. The home inspections I complete are very thorough. I typically take 3 - 4 hours to complete. In the report I prepare, I will provide digital pictures to document any problem that are discovered. I also test for carbon monoxide at no extra charge.
