Comment: Around the top of the chimney, the bricks have come away from the inner lining allowing water to enter and run down the inside of the bricks. Over the years, freezing and/or erosion have weakened the bricks / mortar and the gap has grown. The bricks need to be removed down to the roof line (and probably a little below that level) - approx 2.5 to 3 feet, I estimate, new bricks installed and chimney caps applied. There are three flues on this particular chimney: One services the oil burning furnance in the basement, One services the fireplace in the living room (1st floor) and the other services the electric dryer vent (dryer also located on the 1st floor). The house is a ranch (1 level) with a basement. The attic is not finished and supports "stooped" walking down its center with an exterior "hatch" leading to the outside for easy access.
