I purchased this property as a short sale for $270,000 in April of 2011, yet the town has this property assessed at $363,300. I currently have an attorney ready to file for a tax appeal; however I need an appraisal for this appeal. I have been in contact with one appraiser already who has advised me that he doesn’t think I have a strong case as he believes that there are very few non-distressed property sales in Newark and therefore it would be difficult to compile a list of comparable sales. He said that most judges will not consider distressed sales as comparable sales. Can your company appraise my property? In doing so, can you put together a list of comparable non-distressed sales?
