Modular homes now account for more than one in every four new single-family homes sold each year. Modular home construction uses assembly line efficiency to build a house indoors; this process keeps the structure from being exposed to rigors of climate and weather. Modular home construction is done following the same building codes required by your state, county, and specific locality. They are built using the same quality materials as site-built homes. The major difference between conventional construction and modular home construction is that modular homes are built in a factory and delivered in modules, by truck, to the spot where the house will permanently sit. A modular home is thoroughly examined by inspectors and service professionals throughout its construction. By building in a controlled environment, modular homes are often better insulated, have less air infiltration, and create less waste than a site-built house. Customizing Your Modular Home Construction
Modular homes now offer almost every special feature and amenity found in site-built homes. There are many customized features that can be added onto your modular home including, but certainly not limited to: customized fireplaces and hearths, upgraded carpets and pads, increased roof load construction, upgraded appliances and dishwashers, skylights, rounded drywall corners throughout (including windows), and upgraded light fixtures.

Finishing Your Modular Home
After you finalize your modular home plan to meet your specific needs, it takes an average of about six weeks to complete the indoor portion of its construction. The house is then shipped in pieces to the plot where it will be put together. Once on-site construction begins, you can expect it to last another six to eight weeks. When your home is completed, it will be very difficult to tell the difference between it and any site-built homes in the area.

Price of Modular Home Construction
Modular home prices range from entry-level to luxury. By deciding what you want and working with your builder in advance, you can determine how much you can spend on a house, and focus your search within that price range. Most modular homes are 90 percent complete when they are shipped from the factory to the building site. You know the exact cost for the modular unit in advance, even when the home is customized, because there are no surprise expenses.

It is estimated that a modular home will cost an average of 10 to 15 percent less than a similar conventionally constructed house. Of course, you can choose to simply pocket the savings, but many homeowners opt to put this extra money right back into their property. 15 percent of the total cost of a home can do a lot of good; outdoor structures, indoor luxury items, and even landscaping or an additional bathroom or storage space can make a huge difference in the enjoyment of your home, and can raise its market value, as well.
