Building a house is one of the most rewarding experiences of a lifetime. Few things are as exciting as customizing your new home to suit your particular needs. As many have found, however, creating a dream home comes at a cost. There are a huge number of options available to today's future homeowner, which also means there are an equally huge number of decisions to be made. Even the savviest of consumers will have questions about what the long-term effects of these decisions will be.

From the Ground Up
Aside from location, your house floor plan is the most important component to decide how your home can and will be built. If it is well thought out, the home floor plan will diminish the need for remodeling in the future. Because so much is riding on it, some homeowners hire an architect to create a house floor plan from scratch.

Hiring an architect has one main advantage: you truly have control over every aspect of your future home. If you've always wanted a fireman's pole in the living room or a room behind a bookcase, an architect can construct a house floor plan to your exact (or eccentric) specifications. When you're starting with a blank slate, the sky's the limit. The biggest disadvantage of hiring an architect is, of course, the cost. Hiring someone to construct a home floor plan just for you requires a fair amount of money. Many people would rather put those funds into the actual construction of the house, or on things to go into the house. Custom blueprints will also take a while to create. It can become a problem if there are time constraints.

Pre-Made House Floor Plans
There are literally tens of thousands of blueprints available for purchase. This option is significantly more cost effective than having your home floor plan created from scratch. Many people are choosing already made designs for their new house not just for its relative inexpensiveness, but because its flexibility, too. Ending up with a "cookie cutter" home is a legitimate concern. However, many pre-made house floor plans are designed with customization in mind. Unless you are completely stuck on that secret passageway, there is probably a set of blueprints out there with your name on all over them.

In addition to being flexible and less expensive there are other reasons why many are choosing to go with pre-made blueprints. Basically, a pre-made house floor plan is appealing because it's been done before. Prospective buyers can go and look at a house that has already been made from these blueprints and see the finished product first hand. They can then take what they like and dislike, and have the plans changed accordingly at a lot less expense. The risk of problems arising during construction is lessened because many of the kinks have already been worked out. Also, there's no need to wait on an architect when the plans are already made.

Build for the Future
Whether you buy blueprints or hire an architect, it's important to look forward. Building a house is a huge investment. There are many instances where a larger initial sum can end up saving a lot of money in the long run. Where the money goes is ultimately the individual's choice, but when it comes to building a home, a stitch, in time, can save a lot more than nine.
